Cha Cha Cha Changes….
At the end of last year…December to be exact we found out one of our tenants was moving out….We own the building J One of our other tenants wanted to move into the newly vacated space and wanted to make some changes to the “new” space. The previous tenant had been there for a while so Will and I knew we would need to replace the carpet and freshen up the suite as well as the common area.
Trying to coordinate everything as well as setting up and meeting with our 12/31 and 1/1 renewals and getting other items moving proved to make things a little trickier than normal. You see 12/31 and 1/1 renewals are pretty common renewal dates in our world especially in commercial lines. A lot of businesses like to align their insurance with year-end and 4th quarter for accounting purposes. We made it through though. There were some bumps along the way but you live you learn.
So…with our tenant moved it gave us the opportunity to make some much needed changes. We took over the “kitchen” space of our tenant who moved and we’ve ripped out the “kitchen” and have turned it into a dedicated conference room. The space is quite large and will accommodate our growing staff as well as client and company meetings. Our current conference room is a shared space and is a conference room/employee break room and we are busting at the seams.
So, now we will have a breakroom and separate conference room. Will and I spent last weekend demoing out a couple of enclosures and ripping out some walls to really open up our common area. Just doing that is a major improvement to the flow of the building and our space. Gone are the maze of doors and tight quarters! In total we have removed 4 doors and dry walled over the openings! We are painting and replacing carpet and flooring that has been around for about 10-15 years. We think it’s about time for a change. Well and when we opened up the space we now have mismatched carpet J
We’ve learned a lot about taking on a renovation at the office:
Everything can’t happen at once and even if it could it doesn’t mean it should!
Seeing what you have pictured in your head come together is so exciting! We have also loved watching people’s reaction as they come in and see the walls down and open space!
Change is hard for some to embrace but I’ve found it’s better to just rip off the Band-Aid J
Once the changes are complete we will need to look at our insurance program to make sure we are properly covered for the additional tables, chairs, decorations etc that we’ve purchased to make over the space. If we had done major structural changes we would need to look over the building values to make sure that we have the changes accounted for in our building value on our policy.
